You only have one chance to make a good first impression when selling your home. The following tips will help make your property stand out in the mind of a potential Buyer.
Tidy up the grounds, porches and garage. Make sure the yard is clean with no clutter. Keep trees, shrubs and lawn trimmed, flower beds edged and weeded. Don’t forget to clean-up after your pets!
Driveways and walks should be clear of snow or grass clippings and debris.
Exterior house paint should be in good condition.
Roof should be in good condition.
The front door gives a vital first impression. Be sure it is scrubbed clean and in good repair.
All exterior lighting should be working with fresh light bulbs.
All doors should open and lock properly and easily.
Walls should be clean and preferably freshly painted with neutral colors.
Windows should be clean inside and out. Don’t forget to clean the window coverings!
All light fixtures should be working with fresh light bulbs.
Plumbing should be in good repair.
Beds need to be made with coordinating, attractive bedding.
House should be cleaned with dishes washed, trash taken out, clothing and clutter put away. Be sure the kitchen and the bathrooms are sparkling clean.
Closets, attic, basement, garage and other storage areas should be organized and neat.
Less is better. Ask your REALTOR® what should be stored away to give your home a more spacious look.
Showing Your Home
Before showing your home, your REALTOR® will try to give you as much notice as possible. To make the best impression during the showing, we suggest the following:
Open all window coverings, turn on all lights whether it is day or night.
Do not cook, smoke or allow pet smells or other objectionable odors to be present. If you can smell it, you cannot sell it!
Keep pets out of the way; even the friendliest pets can become anxious around strangers.
Avoid having too many people present during showing; do not allow children to tag along.
Put away valuables such as jewelry. Cash should be removed completely.
Keep television and radio turned off as noise is distracting. Soft music playing in the background can be good.
Leave the showing of the home to your REALTOR®. Let him or her answer all questions prospective Buyers may have. Never follow potential Buyers and your REALTOR® around. If possible, it is best for you to leave while the house is being shown.
Don’t discuss anything concerning the sale with a prospective Buyer. Let your REALTOR® discuss price, terms, possession and any other factors. He or she is eminently qualified to bring negotiations to a favorable conclusion.
Don’t apologize for appearance. Never try to sell furniture or appliances to a potential Buyer before a deal is complete.
If a prospective Buyer comes by unexpectedly without a REALTOR®, get their name and phone number and tell them your REALTOR® will contact them with details.
